Q: How do I pay rent?
A: Rent can be paid through your tenant portal, mailed in or dropped off at our office.

Q: What if I don’t pay rent or pay late?
A: Rent is due on the 1st and considered late after the 5th. A $45 late fee is assessed on the 6th and $10/day thereafter. Please
let us know in advance if you need to make a payment arrangement. We serve 3 Day Notices as early as the 6th to begin the eviction process.

Q: How old do you have to be to apply?
A: Applicants must be 18 years or older to be considered.

Q: Can I paint or make changes to the property?
A; We cannot authorize residents to paint or otherwise make changes to the property.

Q: I want to move out, but my roommate wants to stay. What should I do?
A: Contact SMPM so we can discuss if the roommate staying on can qualify to remain on the lease alone. If so, the both of you just
sign a simple form to remove you from the lease.

Q: Can I work off rent by making repairs/upgrades to the property?
A: The lease clearly states that you are not allowed to make any repairs to the property without written consent. Please submit a
maintenance request if you feel you need any repair work done.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Routine maintenance is at the expense of the landlord, however, if a repair issue is required due to tenant’s misuse, abuse or carelessness,
then that could be a tenant expense.

Q: How can I renew my lease?
A: We would love for you to renew your lease. We will contact you approximately 60 days from lease expiration to discuss your lease renewal, but
you are welcome to contact us anytime to start the conversation.

Q: My lease is ending soon and I want to move out. What should I do?
A: A 30 day written notice is required. Call the office if you have any questions.

Q: I need to break my lease. What should I do?
A; You will need to submit a written notice to vacate. Your Lease Agreement will explain your specific terms, but ultimately you will need to vacate
the home and SMPM will begin marketing it once its rent-ready. You will remain legally on the hook until the property is re-rented or your lease expires,
whichever happens first.

Q: Can I use my security deposit as last month's rent?
A: The security deposit is meant to cover cleaning, carpet cleaning, and damages under the terms of lease.

Q: When will I receive my security deposit refund?
A: Security deposits along with any itemized deductions will be returned within 30 days from the end of lease, assuming tenants have
turned in keys and provided a forwarding address.

Q: How can I maximize my security deposit refund?
A: You are responsible for returning the property in a clean and undamaged condition. Make every effort possible to clean, tend to
landscaping issues and repair damage. Do not turn off utilities early. Make sure you’ve left working batteries in all smoke detectors,
matching light bulbs, clean furnace filters and follow our move out cleaning instructions. All properties are professionally cleaned
and the carpets are also professionally cleaned once vacant, so the better condition its left in, the less will need to be done.

Q: How can I add a pet after I've moved in?
A: First, contact SMPM to inquire if your home is pet friendly. If the landlord allows pets, you will complete a
pet profile with our 3rd Party Pet Verifier , pay a pet fee, monthly pet rent and lastly sign a pet addendum. Should the animal be an ESA or Service dog, your Proof of Need letter will be verified by our 3rd Party Verifier and an addendum signed. As a reminder, do not bring any animal into the home without first going through these steps.
